Q: Why do I need a formal valuation for HMRC? A: Under Section 160 of the Inheritance Tax Act 1984, executors are legally required to provide an "open market" valuation of a deceased person's estate. While a rough estimate might be acceptable for very low-value estates, HMRC expects a professional valuation for most estates to ensure accurate tax calculations. Q: What happens to the contents of the house after the valuation? A: Once you have received your formal probate valuation document and probate is granted, the next step is usually preparing the property for sale or returning it to a landlord. To make this process as seamless as possible, we offer a comprehensive house clearance service. Our team will respectfully and efficiently clear the entire property, or as much of it as you would like emptied, saving you the physical and emotional strain during a difficult time. We are happy to do as much of the clearing as you would like, whether that is just emptying a few rooms or the entire property. If we identify saleable items during the valuation or clearance process, we can securely transport them directly to our Norwich auction rooms. A: For the 2026/27 tax year, the standard Inheritance Tax threshold (the nil-rate band) is £325,000, though other allowances may apply depending on the estate. When it comes to the general contents of a house (known legally as 'chattels'), HMRC dictates that any single item—such as a piece of jewellery, a specific antique, or a collection—with an estimated value over £1,500 must be itemised separately on the IHT 400 form.
